📋 Kirjeldus
Power of Attorney (PoA) template for general use in Estonia. Allows you to authorize another person to act on your behalf for routine matters — document collection, bank services, simple contracts. Estonian Civil Code (TsÜS § 117). For real estate or business transactions, notarized PoA is required.
When Simple (Non-Notarized) PoA Works
Collecting documents from government offices, signing simple agreements (under reasonable thresholds), representing at HOA (korteriühistu) meetings, picking up packages, basic bank operations. Most everyday tasks.
When You Need Notarized PoA
1) Real estate transactions (sale, gift, mortgage) — AÕS § 119; 2) OÜ share transfers (if articles require); 3) Inheritance proceedings; 4) Some bank operations (loans, mortgages). Notarial PoA — €30-80 at any Estonian notary.
Term and Revocation
Default max 3 years (TsÜS § 119). Can be shorter or specific end-date. Revocable at any time via written notice to the attorney-in-fact (TsÜS § 121). Notarized PoA — revoke through notary.

Yes, via e-Notar service (e-notar.ee) for some procedures. For real-estate transactions you may need to visit Estonia OR get the PoA notarized abroad + apostilled.
Where to find an English-speaking notary in Estonia?
Most notaries in Tallinn speak English. Use notar.ee → filter by language. Notaries in Narva and Kohtla-Järve also speak Russian.
