Estonian Tenant Protections
Estonian rental law strongly protects tenants: 1) **Indefinite-term** contracts dominate (terminable only with 3-month notice — VÕS § 312); 2) **Deposit cap** — max 3 months rent (VÕS § 308); 3) **Rent increases** — restricted (VÕS § 299); 4) **Eviction** — only via court order; 5) **Subletting** — allowed unless explicitly prohibited.
Notarization (optional but recommended for >1 year)
For leases longer than 1 year, notarial form + registration in the Estonian Land Register (kinnistusraamat) is recommended. This gives the tenant statutory protection against new owners if the landlord sells the property mid-lease. Cost ~€50-100 at notary + €20 registration fee.
Short-term Rentals (Airbnb-style)
Short-term rentals (<6 months) for tourism are NOT covered by tenant protection rules (VÕS § 271). Different legal framework applies (more like hotel services). Tallinn and Tartu have specific licensing requirements for Airbnb-style hosting.

Send written warning (14 days to pay). Then go to court (Tsiviilkohus) for an eviction order. Average time: 3-6 months. Use deposit first.
